DSCR loans

Arizona DSCR loans for rental investors.

Qualify based on the property's rental income instead of your tax returns. I'll help you see if the numbers work.

How a DSCR loan can help

Let the rental income do the qualifying.

No personal income docs

Qualifying focuses on the property's cash flow, not your tax returns or W-2s.

Built for rentals

For long-term rentals and, with some lenders, short-term rentals.

LLC vesting may be available

Many lenders can close in an LLC, which many investors prefer.

Grow your portfolio

A useful option when personal debt-to-income limits start to get in the way.

How the DSCR works

DSCR stands for debt service coverage ratio. It compares the property's monthly rent to its full monthly payment, including principal, interest, taxes, insurance and any HOA dues.

RatioWhat it means
Above 1.0Rent covers more than the full payment
1.0Rent and the full payment are about equal
Below 1.0Rent doesn't fully cover the payment, and options are usually more limited

How it works

  1. 1

    Share the deal

Send me the property, expected rent and your plans for it.
  2. 2

    Run the numbers

I'll estimate the ratio and compare lenders that fit the property.
  3. 3

    Appraisal and rent review

The appraiser confirms value and market rent, and the lender reviews the file.
  4. 4

    Close

Sign in your name or your LLC, if your lender allows it.

Common questions

What is a DSCR loan?

A DSCR loan is a mortgage for investment property that qualifies mainly on the property's rental income compared with its monthly payment, rather than your personal income.

Can I live in the property?

No. DSCR loans are for investment properties, not your primary home or second home.

How is rent determined?

Lenders usually use the appraiser's market rent estimate, a current lease, or both. Short-term rental rules vary by lender.

What are the tradeoffs?

DSCR loans are non-QM loans, so pricing and down payments are usually different from conventional investment loans, and some include prepayment penalties. I'll compare both so you can see the full picture.

Do you check my credit?

Yes. Lenders still review your credit, assets, reserves and experience, and those can affect your options.

Have a rental in mind?

Send me the deal and I'll run the numbers with you.
